Home Inspection Services

Premier Home Inspections Inc. normally has two home inspectors at each home inspection. After the home inspection we will leave with you a list of Bottom Line Items (bottom line items are the major problems that were found during the home inspection). The actual home inspection report can be downloaded off the internet, complete with images and web links to easily understood and comprehensive information regarding to the problems found during the home inspections. Our fee for each home inspection is $400 plus H.S.T (based on square footage) and includes our premium Infrared thermal imaging inspection services at no extra cost. Services Offered

Pre purchase inspection
This type of inspection is typically done prior to signing off on the purchase of the home. The inspection is a detailed list of deficiencies found in the home. The inspection is done to OAHI (Ontario Association of Home Inspectors) standards. Please click on the link to view a sample report on a typical pre purchase home inspection report.

Pre listing Inspection
This type of inspection is typically done by the home owner who is getting ready to sell their property and would like to know what he should repair before listing the property. It contains the same information as a pre purchase inspection.

New Home Inspections
This type of inspection is typically done within the first year the home is occupied. The information contained in the report can be used as a list of deficiencies to be given to the builder and new home warranty program.

Building Site
Faulty ground drainage often causes water intrusion beneath buildings. Such problems can be pervasive and difficult to resolve, also may cause damage to building components.

Interior Components
Failed seals are routinely found at dual pane windows, resulting in fogging. This is most common with windows manufacturer during the 1980's.

Exterior
Rotted wood is common where components remain wet for long periods. Exterior locations are trim, eaves, and decks. Problems also occur at walls and floors in bathrooms.

Insulation & Ventilation
We examine the attic for sufficient insulation and ventilation.

Foundation & Crawlspace
These areas are examined for foundation cracks and any leaking.

Chimney, Fireplaces and Wood Stoves
Chimney's often have mortar damage at the top of the chimney as well as flashing problems. Wood stoves have often been poorly installed and can be dangerous.

Structural Components
Ceiling stains in many homes indicate past or current leaks. The challenge is to determine if the leak was repaired or will recur during the next rain. Discovery is not always possible.

Attic
Rotted wood is common where components remain wet from inadequate ventilation for long periods.

Plumbing Systems
Minor plumbing defects are commonly found, including loose toilets, dripping faucets, slow drains, leaking drains, hot water at the right faucet, and so on.

Roof Covering & Gutter System
Roofing defects, caused by aging or improper installation are likely to be found on most buildings. This does not mean that most roofs need replacement, but that many are in need of maintenance and repair.

Electrical Systems
Common Electrical problems are to be found in the majority of homes. Examples are ungrounded outlets, lack of shock protection, amateur wiring "improvements," and other conditions too numerous to list.

Garage/Parking Area
Common problems found in garages are Holes in the drywall and automatic door closers missing or not working properly. These conditions can allow dangerous gases into the living areas of the home.

Infrared Imaging Report
Infrared Thermal Imaging to identify problems in structures, moisture content and air leakage.
